Who Really Sells Homes in Fallbrook and Bonsall?

Don't believe the claims of the big franchise offices in Fallbrook that they sell most of the homes in the area.  They are wrong !!  They have more agents and get more listings, BUT they are no better at selling than any other office.

Most of the home sales (72% in the first 5 months of 2007) were made by small offices and the many out-of-area offices and agents who use the county-wide Multiple Listing Service.

There were 164 homes sold in Fallbrook and Bonsall during the first 5 months of 2007, and the Buyers were produced by 147 agents from 107 offices !!

The Fallbrook / Bonsall real estate market is highly fragmented, and has always had a lot of activity by out-of-area agents and offices.

These "Other Offices" normally have more than half of the Listings which are sold, and they provide about three quarters of the Buyers. (Note: 56% and 72% in 2007)

The MLS makes it is very easy for agents in neighboring towns to work in this area, and to bring their home-buying clients here.

Listing Offices and Listing Agents do not normally sell their own listings in the modern world.

The county-wide MLS System does the selling for us.  It is the single most important marketing tool for selling Listings in our area.  It turns all those "other agents" into our own "sales office".

And, it makes a small office just as good as a large office.  A good small office agent is just as effective as a good agent in a large office.
