The Fallbrook/Bonsall/DeLuz/Rainbow of San Diego's North County is truly a different sort of place.

The traditional buyers' approach of getting a list of the properties that meet your criteria of price, size, numbers of rooms, etc. is merely the starting point when searching for a home in this market area.

The most important thing a buyer needs here is a good Realtor.

This is a small community of about 50,000 people, which encompasses a large geographical area of almost 100 square miles.   Unlike most urban areas, we do not have a large stock of homes in "traditional" neighborhoods.   Available homes (in almost all price ranges) are normally spread out all over the area, and finding them is a Realtor's delight,

Our part of North County is generally described as "rural", but that does not mean it is an area of low cost homes.   A better description would be "rural estate" which indicates an attractive, upscale locale.   As of June 26, 2007 there were about 497 homes for sale in our two zip codes (92003 and 92028), the median price was $699,000, only 114 homes were available for less than $600,000, and 128 homes were priced above $1,000,000.

There is a lot of subjectivity in valuing the homes available here, and local market knowledge is extremely important:   most of the homes are custom-built and are located on irregularly-shaped, sloping homesites;   we have very few standard subdivisions (and most of them are relatively small);   most of the land here was developed by informal subdivisions of five or fewer parcels;   the roads are very often private, not public;   and price per square foot doesn't always mean too much.

Most of the home sales here are to people new to the area.   These folks (including you?) don't know how their requirements might be satisfied, or what their money will buy here.
